I recently viewed a property for an investor which has Japanese Knotweed on it. This makes the structure of the property subject to damage and risk. Usually, mortgage lenders won't lend on this type of property however a surveyor would instantly pick this up. There's an expensive 3-year treatment process where the Japanese Knotweed has to be removed by certified service providers, destroyed properly under controlled conditions and then continually surveyed for resurgence of the invasive plant that damages a property's foundations. 

The price of the property was significantly below market value due to the problem. It was an old coach house with 2 bedrooms and 2 bathroooms however it is complex to find mortgage lenders that would support the investor in purchasing this property. We moved on to another property. 

6. Offer and Negotiation: Crafting an attractive offer is an art. Work with your property sourcing team or real estate agent to determine the right offer price based on market analysis. Be prepared for negotiations and be open to finding common ground with the seller.

On a buy-to-let property, we negotiated that 85% of the furniture remain in the property, as the vendor was moving in with their partner, and she would not need it in any case. This saved the investor at least £3000 which was almost the equivalent in the solicitor's fee.

7. The Legal Side: Once your offer is accepted, legal proceedings kick in. Your solicitor will guide you through the legal process, including property searches, title checks, and the exchange of contracts. This phase ensures that the property is legally fit for transfer.

8. Financing and Mortgage Approval: If you're financing your purchase through a mortgage, work closely with your lender to complete the necessary paperwork and secure mortgage approval. Ensure you understand the terms, interest rates, and repayment schedule.

9. Final Walk-Through: Before the big day arrives, perform a final walk-through of the property to ensure it's in the expected condition and any agreed-upon repairs have been made.

10. Closing the Deal: Congratulations! It's closing day. Sign the paperwork, transfer funds, and officially take possession of your new home. Celebrate this milestone in your property journey!
